Designing Your Project

Schedule a free design consultation today by calling our office or filling out our on-line form. Our first meeting with you is designed to gather information. We will take measurements and photos; we will have you view our portfolio, focused specifically on projects that are similar to the one you have in mind; and we will ask lots of questions. If it looks like we can provide a solution for you within your budget, we will schedule a proposal meeting. Please have a copy of your lot survey available for our project developer to take for design and for permit/HOA approval.

Our proposal will include a design drawing with specifications and dimensions. We will also show you rendered views and elevations so you will know exactly what your project will look like on your home. We will provide a quote for the project that will be inclusive of any options that have been discussed. The quote is not an estimate…it has been developed with an exact cost for material, labor and other expenses. There will be no surprise expenses during the project. If you decide to move forward with the project, our contract will be a guarantee of our price. Of course you can still make changes to the project as needed and any additional costs will be part of a written addendum to the contract.

Permit and HOA Approval

If you live in an area where HOA approval is required for this type of project, our design drawing generally provides all of the information we will need to submit in addition to your lot survey and the form required by your HOA for architectural modifications. If you live in a municipality that requires a building permit, we will handle all aspects of submissions, inspections and approvals.

Building Your Project

Texas Custom Patios will take care of everything from the ground up. Your project can start with a decorative patio of stamped concrete, tile, slate or flagstone; a concrete slab, pavers, or a wood or composite deck. Then, Texas Custom Patios can design and build patio covers, gazebo, room addition, or shade arbor. Your project can include ceiling fans or decorative lighting; brick, stone, or decorative round columns; and a Hardiepanel or wood tongue & groove ceiling. Finally, add some elements of style like a fireplace, a firepit, or an outdoor kitchen.
